If any owner, owner's friend, owner's family, real estate agent, property manager, or broker serves a notice (fake notice) to a Tenant then that notice is NOT enforceable in court. Basically, you just wasted time, money, effort and gave the Tenant more time to stay.
Las Vegas Landlord (LVL Evictions) has been preparing for this new law, S.B. 151, effective July 1, 2019. LVL Evictions is currently set up to handle the new requirements of S.B. 151 LAW.

7-DAY RENT NOTICE REQUEST ( for MEAA Clients )
1. NRS 40.253: This notice is used for non-payment of rent from tenant. If you have a grace period, you must wait until that time has passed. It is recommended that you only accept FULL rent payment due.
2. If the tenant offers to pay you the FULL notice amount during notice period, you MUST ACCEPT. You can REFUSE partial payment from the tenant.
3. If you should decide to accept PARTIAL rent payment, then you can refile a new 7-Day Pay Rent or Quit notice for the balance of money due.
4. Next step, perform LVTS (Landlord Verify Tenancy Status) before filing.
