We offer Master Eviction Authorization Agreements ( MEAA) to all of our Owner, Property Managers, Brokers, Companies with 3 or more properties. At the bottom of this page is the forms.
The benefit of having a MEAA in place is:
1) [ Email re Serve 1st Eviction Notice ] that you can send an email, with the attached Eviction Notice TNAs, notifying LVL Evictions to serve a notice for the following properties and LVL Evictions will take care of the rest.
2) [ Email re Eviction Notice Served ] that LVL Evictions will email Client back when the Eviction Notice has been served, and when is the 1st available day that LVL Evictions can either serve the 2nd Eviction Notice or file the Eviction.
3) [ Email re Serve 2nd Eviction Notice ] that Client MUST email LVL Evictions if Client wants to go forward with serving the 2nd Eviction Notice, as LVL Evictions will not know if Tenant has corrected the problem identified in the Eviction Notice. 2nd Eviction Notices are only required for any problem other than Rent.
4) [ Email re File Eviction ] that Client MUST email LVL Evictions if Client wants to go forward with the Eviction, as LVL Evictions will not know if Tenant has paid rent or corrected the problem identified in the Eviction Notice.
5) [ Email re Obtain Tenant Answer ] that LVL Evictions will email Client back indicating that the Tenant has filed a Answer with the Eviction Court and LVL Evictions is requesting authorization to obtain that Tenant Answer from the Eviction Court to share with the Client, for Client feedback, and see what the issues are before going to Eviction Court. Once LVL Evictions has obtained a copy of the Tenant Answer, LVL Evictions will email a copy to the Client for review and feedback.
6) [ Email re Eviction Hearing ] that LVL Evictions will email Client requesting authorization to attend the Eviction hearing to plead the Client's Eviction case. LVL Evictions will only need to attend an Eviction hearing if the Tenant has filed a Tenant Answer with the Eviction Court. There may be multiple hearing if the Tenant is claiming any habitability or essential violations against the Client.
7) [ Email re Enforce Lockout ] that LVL Evictions will email Client back regardless whether the Eviction Court has Granted or Denied the Eviction ORDER. If Eviction ORDER is Granted, LVL will request authorization from Client to proceed with the Lockout. If Eviction ORDER is Denied, LVL will let Client know what action is needed to correct the issue identified by the Eviction Court.
8) [ Email re Lockout Completed ] that LVL Evictions will perform the Lockout, Remove Tenant and all Occupants, Secure the property, Re-key all entry locks to one (1) key if possible, Confirm Lockout Seal, and hold the New House Keys and any turned in remotes, mailbox keys, etc. at the LVL Evictions office for Client to pickup and sign off. LVL Evictions will send Client an email indicating that the Lockout is completed and when the Client can pickup the New House Keys, etc. at the LVL Evictions office.
Note: If the property has any entry locks that require replacement or any broken doors and windows that require repair, etc. then LVL Evictions will notify Client that Client's Handyman needs to immediately come to the property to help secure it.
