Why do you need a Small Claims Service?
Small Claims is a way to let the Tenants know you mean business and are demanding money from him/her/them for the damages caused (minus what deposit covered). You may be owed back rent, damages to the property, etc. Sometimes the deposits that you collected in the beginning of the lease do not cover everything that is owed. NOW....you can eat your loss or let the Tenants know that you are demanding that they pay for what the deposit did not cover.
