TENANT PROPERTY SURRENDER

LVL Evictions wants you to be prepared in the event that your Tenant wants to surrender or give the property back to you.  You may have already served a notice and filed an eviction with the Court, but you can still allow Tenant to surrender the property back to you instead of appearing in Court.  << OR >>, if Tenant wants to pickup their personal property, and the Landlord wants to protect themselves.  

If Tenant Wants To Remove Their Personal Property (After Lockout)
If a Tenant wants to remove their personal property, that is OK, but you must protect yourself.  You should at least do the following:
1.  Make sure
 a 30-Day Storage followed by 14-Day Disposal notices is served (right after lockout).
2.  Schedule with the Tenants on a date and time to meet at the property to grant access.
-- NOTE: ALL Tenants listed on the Lease MUST be present.
-- Follow the instructions on the How To Lawfully Remove Tenant Property.
3.  Have ALL Tenants 
sign off on a Tenant Property Surrender Release (TPSR) form.
4.  Complete the 14-Day Disposal notice service, to protect the Landlord.

If Tenant Wants To Surrender Property
If a Tenant wants to surrender the property back to you, that is OK, but you must protect yourself.  You should at least do the following:
1.  Have Tenant turn in all keys, remotes, etc., and sign off on a Tenant Property Surrender Release (TPSR) form.
2.  Immediately change locks and secure property.
3.  If Tenant has left any property behind, move Tenant property to the garage of a secure place.
4. 
If Tenant has left any property behind, have a 30-Day Storage followed by 14-Day Disposal notices served.
